Property Management

ο Comprehensive Property Management of accommodation properties.  This includes management of :
   - Cleaners
   - Property maintenance
   - Inventory checks
ο Monthly Tax statements and owner payments distributed.
ο Owners are able to  access our Property Management Software 24 Hours a day to view:
   - Financial statements
   - Property bookings and other information
ο We will keep your property well maintained, acting on inspection reports and guest feedback.
ο Conduct final inspections prior to guest arrivals to ensure that your property’s presentation is at the highest level possible.  
ο Prior to arrival all guests must fill out and sign a Guest Registration form to ensure terms and conditions are adhered to.
ο We adhere to the “Holiday Rental Code of Conduct” -  To ensure that:
   - Neighbours are not inconvenienced by any noise or other disturbance
   - So that your property is well looked after by your guests.

We utilise a modern fully integrated online booking system that you are able to access 24 hrs a day via your login which provides the following information
ο financial monthly & yearly statements
ο completed and future booking details
ο details of expenses
ο financial graphs and more.
We give you access to our system and provide you with complete financial transparency.
We are happy to openly discuss any issue and strive to continually improve our processes.


ο Email marketing campaigns are sent to our newsletter subscribers who have previously stayed in the Illawarra area
ο We Inter-work with local attractions to promote our accommodation listings.
ο Web Site accommodation property promotion. This includes:
   - Property details
   - Listing of features & facilities
   - Guest reviews
   - Floor plans
   - Photography
   - Virtual Tours (360 degrees view)
ο  Online accommodation availability, via Calendar and Map search functions.
ο  Online booking via Direct Deposit or major Credit Cards.
ο Available to respond to accommodation enquiries  7 day per week, Hours of 9 AM to 10 PM


We organise a professional cleaning service to clean your property leaving it spotless and ready for your next guests arrival. We ensure that the cleaning is specifically suited to your property and is consistently maintained at a high standard.

Care of your property

We take extra care of your property by:
ο Having effective Terms & Conditions in place. Ensuring that all guests have agreed and are well aware of our Terms & Conditions and the penalties if they are not adhered to. All guests are required to sign a guest registration form.
ο Inventory – by creating an initial inventory that is regularly updated – This captures any property damage that may have been caused by guests.
ο Inspections – by conducting regular inspections to detect any maintenance that is required & action accordingly. This process keeps your property in the best possible condition, protecting your asset & maximising your financial returns.
ο Property Maintenance – we will organise our team to do the small things such as replace light bulbs and replace smoke alarm batteries periodically. We will also organise your lawns to be mowed and any other yard maintenance required. We also have a network of trusted Tradesmen that can help where we can’t. We will arrange quotes and organise the job with your approval.

We look after your neighbours!
We gladly seek feedback from and endeavour to build good relationships with your neighbours. We have a strict “no partying” & “no nuisance noise” policies in our Terms & Conditions. Your Neighbours will have our details to contact us if they have any concerns for your property or guests. Any feedback or contact from your neighbours will be followed up and any issues resolved as soon as possible.
We also adhere to the short term accommodation industry “Holiday Rental Code of Conduct” (March 2012).
